Why the average jumped

The median was $294,500, up 10.2%, and the average was $346,342, up 23.9%. Sales between $700,000 and $900,000 (2, against 0 a year ago) pulled the average up. 10 of the month’s 20 sales closed under $300,000. On this few sales, a couple of high-end closings move these numbers a lot. The year-to-date median of $270,340, down 0.8% from 2025, is the better read on Republic values, and it says prices are flat.

  • Homes are taking longer to sell than in most of our report, a median of 38 days in October, though faster than the 56 days a year ago. That leaves time to compare.

What this means for the rest of 2026

Republic’s year to date shows 342 closings, down 18.0%, and 356 new contracts against 442, the largest year-to-date declines in this report on both counts. New listings are down 10.1% for the year, so this is a smaller market on both sides. October’s rise in new listings, if it continues, will tip things further toward buyers. Expect prices to stay flat and sellers to negotiate more this winter.

The bigger picture

Republic’s market has been smaller for most of the year, with fewer listings and fewer buyers than in 2025. The buyers who are active still pay close to asking for well-priced homes. October’s jump in new listings is the change to watch: more supply with fewer contracts is how a seller’s market softens.
