Nixa’s October 2026 median sale price was $315,900, down 11.7% from a year ago, on 43 priced closings. That drop is about which homes sold, not falling values: Nixa’s year-to-date median is still up 8.1%, the largest gain of the eight cities in this report. Homes also sold much faster, in a median of 22 days against 42.5.
Here is what changed in October, including a sharp drop in new listings after September’s jump.
Absorption rate: 3.07 months. Nixa has 3.07 months of supply at the current sales pace. Under 6 months is generally a seller’s market; 3 to 6 months still favors sellers, but buyers have more room.
Why October’s median fell
Nixa had no sales between $500,000 and $600,000 in October, against 6 a year ago, and none between $700,000 and $900,000, against 3. Meanwhile the $300K to $400K range grew to 17 sales from 14, and the $200K to $250K range to 8 from 6. In all, 4 homes sold at $500,000 or more, against 11 a year ago. Two of this year’s closed above $1 million, which kept the average closer to last year at $386,205, down 2.3%. Only 16 of the 43 sales closed under $300,000. On a few dozen sales a month, a handful of higher-priced closings can move the median a lot, so the year-to-date median of $337,165 is the better read on value.

The bigger picture
Nixa has led our report in price growth in 2026, and one soft month for the median does not change that. The thing to watch is inventory, which is higher than last October while new contracts are lower.
