I can work with each of you separately
You don’t have to be in the same room — or even on the same phone call — as your spouse. As long as both parties are in agreement (before the divorce is finalized), I can communicate with each of you separately and keep everything moving without forcing contact between you. A lot of people find that alone takes a weight off.
A lower-cost way to establish the home’s value: the BPO
When you’re dividing assets, you need a credible number for what the home is worth — but a full appraisal can be expensive and slow. A Broker Price Opinion (BPO) is a professional valuation of the property that costs significantly less than an appraisal. Attorneys have used my BPOs in divorce proceedings, and I prepare them to be settlement-ready — thorough enough to support negotiations and court. If you and your attorney need a defensible value for the home, this is often the practical place to start.
Don’t need to be local — or in the same place
The entire sale can be handled remotely with secure e-signed documents, and closing can be done by overnight mail or mobile notary. Combined with my ability to work with each party separately, neither of you has to be in the same room or even the same city to get this done.
Timing: selling before vs. after the divorce is final
Both happen. Some couples sell before the decree is final to split clean proceeds; others wait until everything’s settled. Each path has trade-offs around who’s on title, how proceeds are held, and what your attorney advises. I can explain how the real estate side works in either case — and coordinate with your attorney so nothing falls through the cracks.
