What Makes a Community 55+?
A true 55+ community (sometimes called “active adult” or “age-restricted”) is one where at least one resident in each home must be 55 or older. The legal framework is the federal Housing for Older Persons Act (HOPA), which exempts qualifying communities from age-discrimination rules in the Fair Housing Act.
In practice, this means a few things that matter when you’re shopping:
Quieter neighborhoods
Most homes have no school-age children, so the day-to-day rhythm is calmer than a typical subdivision.
Built for the buyer
Single-level layouts, wider doorways, zero-entry showers, and step-free entries are common — designed for aging in place.
Amenities included
Clubhouses, walking paths, lawn care, and snow removal are often bundled into HOA dues, so you trade higher fees for less to maintain yourself.
Is a 55+ Community Right for You?
55+ living isn’t for everyone — and that’s the right way to think about it. Here are the practical questions worth asking:
- Maintenance: Are you ready to hand off lawn care, snow, and exterior upkeep to an HOA? Or do you still enjoy doing it yourself?
- Family visits: Most 55+ communities allow guests of any age, but there are limits on how long younger family members can stay. Check the specific community’s rules.
- Resale audience: When it’s time to sell, your buyer pool is other 55+ buyers. That’s fine — but it’s a different market than a general-population resale.
- HOA fees: Expect higher monthly dues than a standard subdivision. The question is whether what’s included justifies the cost.
- Stacking with VA, MHDC, or other assistance: 55+ communities are eligible for VA loans, conventional financing, and most down payment assistance programs — but always confirm program rules for condos vs. single-family homes.
