Acceptance of Terms

By accessing springfieldmohomesforsale.com, you agree to these Terms of Service. If you do not agree, please discontinue use of the site.

Use of This Website

This website is intended for consumers seeking real estate information in Springfield and Southwest Missouri. You may not use this site for any unlawful purpose or in any way that could damage, disable, or impair the site. Automated scraping or harvesting of listing data is strictly prohibited, as described in the Automated Access, Scraping, and AI Tools section below.

IDX Listing Data

Real estate listing data displayed on this site is provided by the Southern Missouri Regional MLS (SOMO) through the Internet Data Exchange (IDX) program and our licensed data providers. All listing information is deemed reliable but not guaranteed. Data is provided exclusively for consumers’ personal, non-commercial use, to identify prospective properties they may be interested in purchasing. You may not reproduce, redistribute, or use listing data for any commercial purpose. Listing data, photos, and related content remain the property of SOMO, its data licensors, and the listing brokers and agents, and must remain attributed to them.

Automated Access, Scraping, and AI Tools

Without our prior written permission, you may not, and may not allow or instruct any person, program, or service to:

• Use any robot, spider, scraper, crawler, browser automation, AI agent, or other automated means to copy, download, harvest, or collect listing data, photos, or other content from this site, or to make bulk or repeated requests to the site or its search and chat tools;
• Use listing data, photos, or any content obtained from this site to train, fine-tune, test, or improve any artificial intelligence or machine learning model, or to build any dataset, vector embedding, retrieval index, knowledge base, or similar store for use by an AI tool;
• Submit listing data obtained from this site to any AI tool or service that stores, retains, or reuses that data, or that does not comply with the rules of SOMO and its data licensors;
• Use listing data obtained from this site to reconstruct, replicate, or compete with the MLS, its data licensors, or this website, or remove or obscure the attribution of any listing to its listing broker; or
• Attempt to manipulate, misdirect, or bypass the controls of our AI assistant, including by entering instructions intended to change its behavior or to extract data in bulk.

These restrictions apply whether the access is made directly by you or by an AI agent, assistant, or other tool acting on your behalf. Public search engines may index publicly displayed pages in accordance with our robots.txt file; this does not grant any right to extract, store, or reuse listing data. We may monitor for, block, restrict, or terminate any access that we believe violates these terms, without notice.

AI Chat Disclaimer

The AREG AI chat assistant is provided for general informational purposes only. Responses are not a substitute for professional real estate advice from a licensed agent. When the assistant answers questions about property listings, it looks up current listing data at the time of your question and identifies the listing brokerage; listing data is not used to train AI models. AI-generated answers may contain errors. Always verify property information with a licensed AREG agent before making any real estate decisions.
