Preapproval — 1 to 3 days
Before you shop, get preapproved so you know your budget and sellers take your offers seriously. With documents in hand, most lenders turn this around in a few days.
House hunting — the honest range
This is the wild card. Some buyers find the one in a weekend; others look for months waiting for the right home at the right price. In the current market, well-priced move-in-ready homes go fast, while homes needing work or priced ambitiously sit longer — so your timeline depends heavily on what you are after.
Offer to contract
Once you find it, your agent writes the offer and negotiates. In a normal SWMO market this is usually a day or two of back-and-forth. You will put down earnest money when the contract is accepted.
Under contract, week by week
- Week 1–2: Inspections. You inspect the home and negotiate any repairs.
- Week 2–3: Appraisal. Your lender orders an appraisal to confirm value.
- Week 3–4: Underwriting. The lender verifies everything and works toward final approval.
- End: Clear to close. Final figures, a walkthrough, and signing.
