Why the median dipped

The median was $280,000, down 8.2%, and the average was $268,220, down 17.6%. That is a shift toward lower-priced sales: 4 homes sold between $200,000 and $250,000, against 0 a year ago, and 13 of the 20 sales closed under $300,000. Year to date, Marshfield’s median is $268,827, up 5.4% from $255,000, the second-largest year-to-date gain in this report after Nixa, and still above Springfield’s $248,000. Marshfield is not a discount market.

What buyers should know right now

  • Inventory is tight: 48 active listings as of November 1, with only 15 priced under $300,000.
  • Marshfield homes take longer to sell than anywhere else in our report: the year-to-date median time to contract is 39.5 days, the slowest of the eight cities. There is often time to look carefully.
  • Homes sold at 98.5% of final list but 94.9% of original list. The gap between the two shows some sellers have cut their price, and that is where your room to negotiate is.
  • Marshfield appeals for acreage, Marshfield schools and the I-44 commute. It is not a cheaper Springfield; year-to-date prices are higher.

What sellers should know right now

  • Competition is light. Active inventory is down 41.4% from a year ago, the largest drop in our report.
  • Buyers take their time here. Plan on several weeks to contract (a 36.5-day median in October) and price accordingly.
  • Overall, sellers got 94.9% of their original asking price. The gap to 98.5% of final list price is what an early price cut cost.
  • Year-to-date prices are up 5.4%. Use recent Marshfield closings to set your price, not this month’s lower median.

What this means for the rest of 2026

Marshfield’s year to date is strong: 198 closings, up 31.1% from 2025, and 196 new contracts against 173. With October’s contract count at 10 and inventory at 51, expect a quieter close to the year. Prices should hold near the year-to-date median of $268,827, but closings will likely slow.

The bigger picture

Marshfield’s sales growth this year is second only to Strafford’s in our report, and its price growth second only to Nixa’s. October showed both sides of a small market: a big closing month from summer contracts and a thin pipeline heading into winter. Plan around the year-to-date numbers.
