More sales in the $300Ks pushed the median up

The median was $349,000, up 5.9%, and the average was $396,732, up 8.1%. The biggest change was in the middle of the market: 21 sales closed between $300,000 and $400,000, against 13 a year ago, while sales between $200,000 and $250,000 fell to 3 from 11, and the $400K to $500K range fell to 4 from 11. What buyers should know right now

  • Ozark had 149 active listings as of November 1, but only 30 were priced under $300,000. If your budget is under $300K, be ready to move quickly when the right home comes up.
  • The median active listing was priced at $370,000, above the $349,000 median sale. Much of the inventory sits at the upper end, and that is where you have the most room to negotiate.
  • New contracts fell to 29 in October, so there is less competition than a year ago. Homes sold at 97.9% of final list price, lower than most cities in this report.
  • Ozark is not a budget alternative to Springfield. Its year-to-date median of $345,000 is the highest in this report, reflecting newer homes, Ozark schools and the Finley River area.

What sellers should know right now

  • Homes priced right are selling fast: a median of 16 days to contract in October, against 54.5 a year ago.
  • But fewer buyers are writing contracts: 29 in October against 50 a year ago, while 78 new listings came on. Expect more competition from other sellers this winter.
  • Your best comparisons are recent Ozark closings, not active listings. The median active list price of $370,000 is above the $349,000 median sale.
  • Overall, sellers got 96.3% of their original asking price. Pricing right the first time keeps you close to full price.

What this means for the rest of 2026

Ozark’s year to date is solid: 495 closings, up 5.1%, at a median of $345,000, up 2.2%, and homes are selling faster than in 2025, 20 days against 32. Year-to-date new contracts are 520 against 517, nearly even. October’s sharp drop in contracts is the number to watch. If it continues into November while new listings keep coming, inventory will build and sellers will need to negotiate more.

The bigger picture

Ozark remains the high-price, fast-moving town on the south side of the metro. Prices are up, homes are selling faster than last year, and inventory is flat. Contracts ran ahead of last year in August (51 against 43) and September (54 against 48), so October is the first month this fall to fall well short. One month does not make a trend, but it is the first sign of buyers pulling back.
