Nixa MO Real Estate Market Report: July 2026

Nixa’s median sale price hit $364,679 in July 2026 — up 15.8% from last July — while active inventory fell 14% to 149 homes. Sales held essentially flat at 64 closings. The typical home went under contract in 12 days, down from 18 a year ago, and sold at 100.1% of list price. That last number is the headline: Nixa sellers, on average, got more than they asked.

Here is what is driving it and what it means on both sides of the table.

Absorption rate: 2.47 months. Nixa is at 2.47 months of supply — the tightest of the eight cities in this report. Under 3 months is strong seller territory, and Nixa has been under that line all year. With inventory down 14% and prices up nearly 16%, this is a textbook supply squeeze.

The tightest market in the metro just got tighter

Nixa is moving upmarket, and the numbers show it clearly. The $300K–$400K band led with 20 sales, and activity above $400K stayed healthy while the entry level thinned out. Combine that mix shift with genuinely rising values and you get a 15.8% median jump. The part that is not a mix artifact: homes sold at 100.1% of list price and 98.8% of original list. When the average sale exceeds the average ask, buyers are competing — that is real demand, not a statistical quirk. Pending sales did slip 10% year over year, which is the one number suggesting the pace may cool slightly into fall.

What buyers should know right now

  • Nixa is the most competitive market in this report. At 100.1% of list price, expect to pay asking or slightly above on desirable homes.
  • Inventory is down 14% year over year. Fewer homes come up, and a 12-day median means the good ones go fast. Pre-approval is not optional here.
  • If Nixa’s prices have moved past your budget, Ozark and Republic offer similar family appeal at a lower median — worth comparing before you stretch.
  • The $300K–$400K band is where most Nixa homes trade. Below $300K, inventory is genuinely scarce.

What sellers should know right now

  • This is the strongest sellers’ market in the metro. Median up 15.8%, inventory down 14%, and buyers paying just over full asking.
  • A 12-day median contract time means a correctly priced Nixa home should be under contract inside two weeks. If yours is not, the price is the reason.
  • You are listing into 14% less competition than last summer. That leverage is real, but it does not license overpricing — the 98.8% original-list ratio shows buyers still track value.
  • Pending sales are down 10% year over year. Momentum is still strong, but the peak-season window is not infinite.

What this means for the rest of 2026

Watch inventory. Nixa’s price growth is being driven as much by scarcity as by demand, and if new listings pick up this fall the 15.8% pace will moderate. The softening pending count is the first mild signal in that direction. For now, Nixa remains the metro’s tightest and most expensive suburban market.

The bigger picture

Year to date, Nixa’s median is up 10.8% and its sales are close to flat — the signature of a market where values are climbing because supply is short, not because volume is booming. Top-rated schools and newer construction keep demand steady while the land available to build on closer in keeps shrinking. For sellers, that is an unusually favorable setup. For buyers, Nixa now demands both speed and a realistic budget.
