Homes that sell fast in the Springfield, MO area right now share three traits: they are priced right on day one, they are under $300,000, and they are existing 3-bedroom homes. We looked at all 1,618 residential sales that closed in Greene and Christian counties from July 1 to September 30, 2026. Half sold in 15 days or less, and the typical home sold for $284,000.
Here is what separated the homes that sold in a week from the ones that sat, by price range, home type, town and Springfield zip code.
Priced right from day one is what sells
The single biggest difference between fast and slow sales was the starting price, not the town or the house. Homes that never needed a price cut sold in a median of 7 days at full original price. Homes that cut their price took 55 days and sold for 94.2% of what they first asked.
| Greene + Christian counties, Jul–Sep 2026 | No price cut | Price cut |
|---|---|---|
| Homes sold | 1,102 (71%) | 458 (29%) |
| Median days on market | 7 | 55 |
| Sold within 14 days | 68% | 5% |
| Median sale price vs. original asking price | 100% | 94.2% |
On a $284,000 home, that 5.8% gap is about $16,500, plus nearly two extra months of mortgage, taxes, insurance and utilities. In this data, starting high to “leave room to negotiate” did not buy room; it bought time on the market and a price cut.
Under $300,000 is where the action is
More than half of the homes sold last quarter (54%) closed under $300,000, and that range has the least inventory. From $500,000 to $750,000, months of supply is more than double, and the top of the market has about 9 months’ worth.

| Price range | Sold Jul–Sep 2026 | Active Oct 2, 2026 | Months of supply |
|---|---|---|---|
| Under $200K | 290 | 179 | 1.9 |
| $200K–$300K | 552 | 355 | 1.9 |
| $300K–$400K | 342 | 315 | 2.8 |
| $400K–$500K | 164 | 185 | 3.4 |
| $500K–$750K | 151 | 231 | 4.6 |
| $750K and up | 59 | 183 | 9.3 |
The takeaway for higher-priced sellers: you can still sell, but buyers have choices, and the price has to match recent closed sales to stand out.
The homes buyers are grabbing: 3 bedrooms, 1,200 to 1,600 sq ft, already built
The 3-bedroom home is the workhorse of the Springfield-area market. It made up 53% of all sales last quarter and sold faster and closer to asking price than larger homes.

| Built 2025 or later (new construction) | 154 | $349,950 | 41 | 32% |
Existing homes are moving faster than brand-new ones. New construction took a median of 41 days to sell, though it closed at a median of 100% of original price. Homes built from 2020 to 2024 had the highest share of price cuts of any age group, at 40%.
Condos, townhomes and manufactured homes made up only 2% of sales, too few to draw firm conclusions.

Small towns with fewer than 25 sales, such as Strafford and Fair Grove, can swing a lot quarter to quarter, so read those numbers loosely.
What this means if you’re selling
- Under $300,000: you are in the busiest part of the market, with under 2 months of supply. Price at the recent sales and expect strong interest in the first two weeks.
- $300,000 to $500,000: buyers have more choices. Condition, updates and an accurate price decide who sells in week one.
- Over $500,000: there are 4.5 to 9 months of supply. Pricing off recent closed sales, not neighboring list prices, matters most here.
- Newer home near new construction: you are competing with builders. Know their prices before you set yours.
What this means if you’re buying or relocating
The under-$300,000 market moves fast across the area, so have pre-approval ready and be prepared to act in days. Above $500,000, and on homes that have already cut their price, buyers have more room to negotiate.
