Mostly for price and pace. The Kansas City metro’s median sale price averaged about $349,000 in the first half of 2026, while Springfield’s year-to-date median through September was $249,000. One thing that surprises KC buyers: the small towns aren’t automatically cheaper than Springfield. Fair Grove, Nixa, and Ozark all run well above Springfield’s median, because buyers there are paying for schools, newer homes, and land.

Taxes: It Depends Which Side of State Line You’re On

Leaving Kansas City, Missouri

  • City earnings tax: KCMO charges 1% on earned income. Residents owe it even if they work outside the city.
  • In Springfield: No city earnings tax. Missouri law has barred new city earnings taxes since 2010, so only Kansas City and St. Louis have one.
  • State income tax: No change. It’s the same Missouri tax either way.
  • Example: A household earning $100,000 in wages keeps about $1,000 a year that was going to the KCMO earnings tax.

Leaving the Kansas Side

  • Kansas income tax: 5.2% and 5.58% (two brackets, 2025 tax year).
  • Missouri income tax: 2% to 4.7% graduated (2025 tax year). The top rate starts at a low income level, so most working households pay 4.7% on most of their income.
  • Capital gains: Starting with 2025, Missouri lets you subtract 100% of federally reported capital gains, so Missouri doesn’t tax them.
  • Social Security: Not taxed by Missouri for most retirees.

Property tax depends on the county and the specific taxing districts, so compare actual tax bills on homes you’re considering. See how Missouri property taxes work. This is general information, not tax advice; check your situation with a tax professional.

Where Kansas City Movers Tend to Look

There’s no clean “Overland Park equals Nixa” match. A better way to choose is by what you want most.

You’ll still drive back to KC often

Look at the north side. Highway 13, the main route to Kansas City, runs north out of Springfield through Brighton and Bolivar. Living north of town means you skip Springfield traffic every trip.

Willard (northwest), Fair Grove (north), and Pleasant Hope (north, off Highway 13 at Brighton) are the usual picks.

Schools and newer subdivisions

Nixa and Ozark in Christian County, and Republic southwest of Springfield. These are the closest feel to KC’s newer suburbs. They’re on the south and west sides, so expect to drive through Springfield on trips to KC.

How Long Is the Drive to Kansas City?

Springfield to Independence / KC metro
About 3 hours (~160 miles)

The usual route is Highway 13 north through Bolivar, Osceola, and Clinton, then Route 7 to Harrisonville and I-49 into Kansas City. Since the last stretch of Highway 13 was widened, the whole trip is four-lane divided highway. That’s a manageable day trip for Chiefs and Royals games, family, or a doctor you want to keep.

What Kansas City Movers Notice

  • Your paycheck no longer has the KCMO 1% earnings tax taken out (if you lived in KCMO).
  • The same budget buys noticeably more house, especially in Springfield itself.
  • The small towns aren’t cheaper by default. Schools and land drive their prices up.
  • It’s a smaller metro: less traffic, shorter commutes, fewer choices for big-city amenities.
  • The landscape changes from plains and river bluffs to Ozarks hills, trees, and lakes.
  • Kansas City stays within a three-hour drive, so it’s not a goodbye.

Buying From Three Hours Away

Most KC buyers can’t drop everything for every new listing. What works: set up listing alerts for the towns you’re considering, narrow the list over video calls, then plan one or two focused weekend trips to see the finalists in person.
