Why buy a lakefront home in the Ozarks?

Southwest Missouri is lake country. Table Rock Lake alone has hundreds of miles of shoreline, and between it, Bull Shoals, Stockton, and the rivers and smaller lakes near Springfield, waterfront property here ranges from weekend getaways to full-time dream homes. A lakefront home means swimming, boating, and fishing off your own dock — plus some of the strongest vacation-rental and resale demand in the region.

Lake property is its own market. Inventory, pricing, and what counts as “waterfront” vary a lot from cove to cove, so it pays to work with someone who knows the area. The listings below pull current waterfront homes from across the region so you can see what’s available in one place.

Types of waterfront you’ll find

Lakefront with private dock. The premium tier — your own shoreline and boat dock. On Table Rock, dock permits and slip rights are a big part of the value, so confirm what conveys.

Lake view / lake access. A water view or deeded community access to the lake, often at a lower price point than true lakefront. Great if you want the lake lifestyle without front-line cost.

River and creek frontage. The Ozarks’ rivers offer their own kind of waterfront — quieter, often more private, and popular for floating and fishing.

Condos and resort communities. Around Branson and Table Rock especially, lakefront condos offer low-maintenance access to the water — see our condos page for those.

What to check before you buy on the water

Dock permits and slips. On Table Rock (a Corps of Engineers lake), docks are permitted, not owned outright. Confirm the dock permit transfers and is in good standing.

Shoreline and flood considerations. Ask about the shoreline type, water levels through the seasons, and whether any of the property sits in a flood zone.

Access and roads. Some lake properties are down steep or private roads. Check year-round access and who maintains the road.

Septic and utilities. Many lake homes are on septic and well. Have both inspected, and confirm utility service to the property.

Rental rules. If you’re counting on short-term rental income, verify local and HOA rules before you buy.

Where the waterfront homes are

The biggest concentration of lakefront inventory is around Table Rock Lake in Stone and Taney counties — think Kimberling City, Branson West, Reeds Spring, Hollister, and Branson. Closer to Springfield, you’ll find waterfront on smaller lakes and the rivers across Greene, Christian, Webster, Polk, and Dallas counties. The listings below span all of it.
