## A higher-priced mix in September

The median rose +5.7% to $317,106 and the average rose +10.8% to $381,907. Only 5 of the 14 sales closed under $300,000, and eight sold between $300,000 and $600,000, plus one between $800,000 and $900,000. On 14 sales, a few higher-priced homes move the numbers a lot. The year-to-date median is $276,965, down 1.0% from 2025, which is the better read on Willard values.

## What buyers should know right now

- Willard had 38 active listings as of October 2, and 21 were priced under $300,000, a good share for a town this size.
- Homes are taking a little longer to sell this year. That gives you more time to decide than buyers had in 2025.
- Homes sold at 98.2% of list price, so expect to pay close to asking on well-priced homes.
- Willard is close to Springfield’s northwest side and the airport, with Willard schools. Year-to-date prices are flat, so there is no rush premium right now.

## What sellers should know right now

- Plan on a few weeks to contract. The September median was 25 days.
- Willard prices are flat for the year: a year-to-date median of $276,965. Price against recent Willard closings.
- Sellers averaged 96.4% of their original asking price. Pricing right at the start keeps you closer to full price.
- Inventory is up slightly, up 5.1%, so condition and presentation matter more than they did a year ago.

## What this means for the rest of 2026

Willard’s year to date shows 120 closings, up 6.2%, and 127 new contracts against 118. With inventory and prices both stable, expect Willard to stay balanced toward sellers this fall, with homes taking a little longer to sell than in 2025.

## The bigger picture

Willard is one of the most stable markets in the Springfield area. Sales, inventory and prices are all close to last year. September’s higher median reflects which homes sold, not a jump in values.
