# Republic MO Real Estate Market Report: September 2026

**Republic had the fastest market in this report in September 2026. The median home went under contract in 11.5 days, and sellers got 98.9% of their final list price, also the best in the report. But activity dropped: 28 priced closings, down 30.0% from a year ago, and new contracts fell to 23 from 39.**

Here is what that combination means for buyers and sellers this fall.

## Fewer sales, but the right homes still move fast

Republic closed 28 sales against 40 last September, the largest drop in this report, and new contracts fell 41.0% to 23. Fewer people listed too, with 52 new listings against 63 a year ago, but contracts fell faster than listings, and months of supply rose to 3.18. So demand did soften. What did not change is how buyers treat a well-priced home: the ones that sold went under contract in a median of 11.5 days, down from 32, at 98.9% of final list price and 97.0% of original list.

## Prices are flat, and the mix moved down

The median sale price was $271,496, essentially unchanged (+0.1%), while the average fell −12.8% to $289,856. Fewer high-end sales explain the drop in the average. 19 of the 28 sales closed under $300,000, and the $250K to $300K band carried 11 of them. Year to date, the median is $269,952, down 1.7% from 2025.

## What buyers should know right now

- Republic had 118 active listings as of October 2, and 36 were priced under $300,000, more than in Ozark or Nixa.
- Well-priced homes go fast: a median of 11.5 days to contract in September. Have your pre-approval ready before you tour.
- Expect to pay close to asking. Homes sold at 98.9% of final list price, the highest ratio in this report.
- Republic is one of the better-value close-in towns. Its year-to-date median of $269,952 sits well below Ozark and Nixa.

## What sellers should know right now

- Buyers are paying close to full price: 98.9% of final list and 97.0% of original list.
- Homes that were priced right went under contract in a median of 11.5 days, the fastest in this report.
- Fewer sellers are listing: new listings are 13.7% lower than last year through September. But new contracts fell even more in September, so do not count on a bidding war.
- The median price has been flat this year. Price against recent Republic closings rather than expecting the appreciation Nixa has seen.

## What this means for the rest of 2026

Republic’s year to date shows 322 closings, down 14.8%, and 335 new contracts against 402. Both buyers and sellers have pulled back this year. September’s drop in new contracts is the number to watch: if it continues, inventory will build and sellers will have to negotiate more. For now, well-priced homes still sell in under two weeks at close to asking, so expect prices to stay flat through the fall.

## The bigger picture

Republic’s market is smaller this year on both sides: fewer listings and fewer buyers. The homes that do sell still move quickly and close to asking, which tells you buyers are selective, not absent. For sellers, that means the market rewards a well-priced, well-prepared home and is less forgiving of one that is not.
