# Republic MO Real Estate Market Report: July 2026

**Republic closed 48 homes in July 2026, up 20% from last July, while active inventory fell 13% to 96 listings. But the median sale price dropped 11.8% to $271,488. Two numbers moving in opposite directions usually means the mix changed, and in Republic’s case it did.**

## Sales rebounded 20% — and the median dropped 12%

The 11.8% median drop looks alarming next to a 20% sales increase, so let us be precise. Republic’s busiest band in July was $250K–$300K with 17 closings — the affordable middle of the market did the heavy lifting. When a larger share of sales comes from the lower and middle bands, the citywide median falls even if no individual home lost value. The confirming evidence: homes sold at 99% of list price and 98.3% of original list, and the typical contract came five days faster than a year ago. Sellers were not cutting prices to move product. Republic simply sold more moderately priced homes this July than last.
