# Republic MO Real Estate Market Report: August 2026

**Republic is the metro’s quietest market right now, and the reason is supply rather than demand. Sales fell 10.5% to 34 homes in August 2026, but active inventory fell further — down 12.8% — and new listings are down 13.1% year to date. What does come to market sells fast and at 99.6% of asking, the second-highest sale-to-list ratio in this report.**

## Everything is smaller, and that is the whole story

Republic’s numbers all point the same direction. Sales down 10.5%, pending contracts down 13.2%, active listings down 12.8%, new listings down 13.1% year to date. When every measure of activity shrinks by roughly the same amount, it is not a demand problem — it is a supply problem. Republic homeowners are not listing. The proof is in what happens to the homes that do come to market: they went under contract in a median of 20 days, four days faster than last August, and sold for 99.6% of list price and 98.6% of original list — the second-best and the best figures in this report respectively. Buyers are there. Houses are not.

## The move-up range is the exception

One band went the other way. Sales between $300,000 and $400,000 rose to 11 from 6, nearly doubling, while the $250K–$300K band fell to 12 from 16. Republic’s active inventory tells the same story — 46 of the 102 homes for sale sit in the $300K–$400K range, up from 26 a year ago. New construction and move-up product is where the supply is. If you are a first-time buyer looking under $250,000 in Republic, there were 12 active listings in your range at the end of August. That is the tightest part of the market by a wide margin.

## What buyers should know right now

- Under $250,000 there were just 12 active listings in the whole city at the end of August. If that is your range, be pre-approved and ready to see homes the day they list.
- The $300K–$400K band is where the choice is — 46 of Republic’s 102 active listings. It is also where sales nearly doubled year over year, so it is moving, not stagnant.
- Republic homes sold at 98.6% of original list price — the tightest figure in this report — and 99.6% of final list. Plan on offering at or very near asking price on anything well-presented.

- You are listing into the least competition in the metro. Active inventory is down 12.8% year over year and down 15.3% year to date. There is genuinely nothing else like your house on the market.

- The median came in at $265,000, down 1.9%, and the year-to-date median is down 1.9% as well. Republic is the one metro city where prices have drifted slightly lower this year — price to that reality, not to 2025.

## What this means for the rest of 2026

Republic needs listings. With new listings down 13.1% year to date and 33 pending contracts against 102 active homes, the constraint on this market through the fall is inventory, not buyers. If listings stay scarce, expect the slight price softness to reverse — you cannot hold prices down in a market where homes sell in 20 days at 99.6% of asking. The single-biggest variable is whether Republic homeowners decide to move this fall.

## The bigger picture

Year to date Republic has closed 295 homes against 338 last year, down 12.7%, at a median of $269,900 versus $275,000, down 1.9%. It is the only city in this report with both lower volume and lower prices year over year. But the mechanism matters: this is a market that shrank, not a market that weakened. Sale-to-list ratios at 99.6% and 20-day contract times are not the signature of a soft market. Republic is a small, tight, fast market with too few houses in it.
