# Ozark MO Real Estate Market Report: July 2026

**Ozark closed 47 homes in July 2026 — identical to last July — with inventory and pending sales both essentially unchanged. The story is not in the volume, it is in the price columns: the median sale price slipped 3.8% to $365,500 and the average dropped 12.2%. Meanwhile homes sold nine days faster than a year ago.**

## A flat month on the surface, with prices sorting themselves out underneath

That 12.2% drop in average price deserves an honest explanation, because it does not mean Ozark homes lost 12% of their value. Last July, Ozark’s sales included more activity at the top of the market; this July the $700K-and-up bands were quieter. When a handful of large sales drop out, the average falls hard while the median — which is far less sensitive to outliers — moves only 3.8%. The $300K–$400K band remained the busiest in town with 12 closings. The more meaningful signal is speed: a 15-day median versus 24 a year ago says buyers are moving decisively on the homes that are priced right.

## What buyers should know right now

- Ozark got faster, not cheaper. A 15-day median is nine days quicker than last July, so be ready to act when the right home appears.
- The $300K–$400K band is Ozark’s center of gravity with 12 July sales. Expect the most selection and the best comparable data there.
- Softer average prices reflect fewer high-end sales, not falling values across the board. Do not walk in expecting sellers to have lost confidence.

Ozark’s fundamentals are steady: flat sales, flat inventory, faster contracts. Watch the upper bands — if $500K-plus activity returns this fall, the average price will snap back and the “prices fell” narrative will reverse just as quickly as it appeared.
