Nixa is the tightest housing market in the Springfield metro, and June 2026 made it official: the only town of the five we track where inventory *shrank* from a year ago, with the median sale price up **12.2%** and the typical home under contract in just **10 days**. New listings fell 23%, so the squeeze isn’t easing anytime soon.

## Nixa is moving upmarket — and squeezing the entry level

The double-digit price gains are partly real appreciation and partly a mix shift, and the honest read requires both. The under-$300K market is drying up: sales in the $200K–$250K band fell 47% and $250K–$300K fell 31% — not from weak demand, but because active listings in those bands are down 36% and 27%. Meanwhile everything from $300K up grew, and two homes over $1M closed (versus zero last June).
