# Marshfield MO Real Estate Market Report: September 2026

**Marshfield closed 28 priced home sales in September 2026, more than double the 12 of a year ago and the biggest jump in this report. The median was $247,850. But only 12 new contracts were written, and active inventory fell to 51, down 32.9% from last September.**

Here is why a big sales month and a thin pipeline are both in the same report.

## A big closing month, a thin pipeline

Marshfield’s 28 closings were the result of contracts written over the summer. September itself produced only 12 new contracts, down 14.3%, which works out to 0.43 new contracts for every closing, the lowest ratio in this report. Part of the reason is supply: active listings fell to 51 and only 20 new listings came on, against 31 a year ago. Absorption was 2.74 months. Expect fewer Marshfield closings in October and November than September’s total.

## Why September’s median dipped

The median fell 6.5% to $247,850 and the average fell 13.2% to $239,830. That is mix, not falling values. 23 of the 28 sales closed under $300,000, and several closed under $200,000. Year to date, the Marshfield median is $267,926, up 7.2% from $250,000 in 2025, the second-largest year-to-date gain in this report after Nixa. September’s median came in below Springfield’s for the month, but Marshfield’s year-to-date median is still higher than Springfield’s $249,000, so it is not a discount market.

## What buyers should know right now

- Inventory is tight: 49 active listings as of October 2, with only 15 priced under $300,000.
- Marshfield homes take longer to sell than most of the metro. The year-to-date median time to contract is 39.5 days, the slowest in this report, so there is often time to look carefully.
- Homes sold at 97.3% of final list and 95.3% of original list, one of the wider gaps in the report. Some sellers are cutting, and that is where your room to negotiate is.
- Marshfield appeals for acreage, Marshfield schools and the I-44 commute. It is not a cheaper Springfield; year-to-date prices are higher.

## What sellers should know right now

- Competition is light. Active inventory is down 32.9% from a year ago.
- Buyers are taking their time. Plan on a few weeks to contract, not a few days, and price accordingly.
- Sellers averaged 95.3% of their original asking price. The difference between that and 97.3% of final list price is what an early price cut cost.
- Year-to-date prices are up 7.2%. Use recent Marshfield closings to set your price, not this month’s lower median.

## What this means for the rest of 2026

Marshfield’s year to date is strong: 178 closings, up 29.0% from 2025, and 186 new contracts against 159. September’s low contract count and shrinking inventory suggest the fall will be quieter. Prices should hold near the year-to-date median of $267,926, but closings will likely slow.

## The bigger picture

Marshfield is having a strong year on volume and price. September’s report shows two sides of a small market: a big month of closings from summer contracts, and a thin pipeline heading into fall. The year-to-date numbers are the ones to plan around.
