Clever vs Billings, MO: Two Affordable Small Towns Near Springfield

Nixa and Ozark get most of the attention in Christian County — but if you’ve looked at their prices lately, you’ve probably started asking about the other towns out that way. Two come up over and over: Clever and Billings. Both are smaller, both are noticeably cheaper, and both are close enough to Springfield that the commute isn’t a deal-breaker.

The honest tradeoff: you’re choosing between a bigger town with more in-town housing (Clever) or a smaller town with way more land per dollar (Billings). Here’s the side-by-side.

Location and commute

Both towns are southwest of Springfield, both off the US-60 / Highway 14 corridor. The drive into Springfield is straightforward from either — you’ll get about a 5–10 minute difference depending on where in the city you’re headed.

Clever sits roughly 20 minutes west/southwest of Springfield. Quick access to Republic, easy run into the western and southwestern parts of Springfield, and a straight shot to Branson down US-65 if needed. If your work is on the west or south side of the city, Clever’s location is hard to beat for the price.

Billings is another 5–10 minutes past Clever, deeper into the country. Still on the US-60 corridor, still a clean drive, just longer. Once you’re past Clever, the surroundings change — more farmland, more space between properties, fewer subdivisions.

Size and feel

Clever has been growing for years — new subdivisions, new commercial spots near the highway, and a school district that keeps expanding. It still feels like a small town, but it’s the kind of small town where you’ll see new construction signs and a Dollar General-anchored corner.

Billings is genuinely small and rural. Population around 1,300, most addresses are State Highway or Farm Road, and the closest grocery run of any size is often back to Clever or Republic. The pace is slower; the neighbors are farther apart.

For context: Nixa’s median is currently north of $300K and Ozark’s is similar. Clever and Billings are both running $40K–$60K under those numbers for comparable square footage — not because there’s anything wrong with them, but because demand for the Nixa and Ozark brands has pushed those prices up. You’re trading some name recognition for real dollars.

Schools

Both towns have their own school district, which is part of the appeal — small classes, tight community, teachers who know every kid by name.

Clever R-V has been growing alongside the town. The district is small but not tiny, with the K–12 facilities clustered close together and steady enrollment growth. Solid choice for buyers who want a small district without the very-small-district feel.

Billings R-IV is the smaller of the two and feels it — truly intimate, the kind of district where the whole town turns out for the homecoming game. Fewer extracurricular options than a bigger district, but more focused attention per student.

What you’ll find on the market

This is where the two towns split most clearly.

In Clever, the typical listing is a 3-bed, 2-bath home on a quarter-acre or smaller, in a subdivision, with newer construction making up a healthy share. There’s a real supply of $225K–$300K homes that you would not find at the same price 15 minutes east in Nixa. You’ll also see some larger acreage homes on the outskirts — 1 to 5 acres — usually carrying a $400K+ price tag. Inventory tends to move faster than Billings because more buyers come through.

In Billings, the listings skew heavily toward land. It’s the norm to see homes on 3, 5, 7, or even 10+ acres at prices that would only buy you a subdivision lot in Nixa. Many addresses are Farm Road or State Highway with the home set well back from the road. Older homes with character are mixed in with newer rural builds. The inventory is smaller, and days on market run a bit longer because the buyer pool is more specific.

Who Clever fits

  • You want a small-town address with new or recent construction options.
  • A quarter-acre lot is fine; you’re not looking for real land.
  • You want the Christian County school option without paying Nixa or Ozark prices.
  • Your commute is to the west or south side of Springfield.
  • You like the idea of a town that’s growing — more amenities are arriving year over year.

Who Billings fits

  • You want acreage — at minimum 3 acres, often more.
  • You’re okay with a slightly longer commute and a quieter daily routine.
  • You want a very small school district where the teachers know every kid.
  • A Farm Road address and a gravel stretch on the way home sound good, not bad.
  • You’re willing to plan grocery runs around the drive.

Bottom line

Clever and Billings are both honest answers to the same question: “How do I stay in Christian County and a good school district without paying Nixa or Ozark prices?” The differentiator:

  • Clever = closer in, bigger, more subdivision-style housing, faster sales.
  • Billings = further out, smaller, way more land per dollar, slower pace.
