## Who We Are

Albers Real Estate Group (AREG) is a Missouri real estate brokerage founded in 2013 by Zac Albers — managing broker, U.S. Air Force veteran, and Marshfield native. We serve buyers and sellers across Springfield and the wider Southwest Missouri region, including Greene, Christian, Webster, Polk, and Dallas counties.

We are intentionally not a national franchise satellite. We are a local, independent brokerage with a working office in Fair Grove (just minutes from Springfield), deep roots in the Ozarks, and a team that picks up the phone.

## Why AREG Exists

By 2013, Zac had spent years watching the real estate industry stop working for the people it was supposed to serve. Marketing had grown stale. Customer service had been replaced by clients-as-numbers. Most agents were running an assembly line.

AREG was built on a different premise:

- **Marketing should actually market.** Listings deserve real campaigns, not just MLS syndication and a yard sign.
- **Communication should be relentless.** Clients should never wonder where things stand.
- **Honesty is non-negotiable.** Even when the truth is harder than the sales pitch.
- **Every client gets the owner’s standard of care.** Not a number. Not a transaction count.

These aren’t slogans — they’re how the brokerage operates day to day, and they’re why our reviews are consistently filled with words like *transparent, honest, patient, responsive,* and *advocate*.

## By the Numbers — AREG vs. the Market

Anyone can say they sell homes faster or for more money. We measured it.

We pulled **19 homes AREG closed in 2025** and matched each one against the closest market comparables — same neighborhood, same bedroom and bathroom count, similar square footage and acreage, sold within 60 days of the AREG sale. Here’s what the data showed.

## Why These Numbers Happen

The numbers above aren’t accidents. They come from how we run every listing:

- **Pricing built on real comparables, not aspiration.** A list price that’s too high attracts no buyers and ends in a price cut. We price your home to attract the right buyer fast — and the data above is the result.
- **Marketing that works before day one.** Professional photography, drone footage where it matters, targeted Facebook campaigns segmented by zip and life stage, and direct agent-to-agent outreach. Most listings go where the MLS sends them. Ours go further.
- **A real office that picks up the phone.** When buyer’s agents call, we answer. When a showing request comes in, we respond. When something goes sideways during inspection, we’re on it. The deal isn’t won in the offer — it’s won in the small decisions during the deal.
- **Honest conversations when they matter.** If the market shifts and your price needs to come down, we tell you. If an offer looks great but has a financing flag, we tell you. The numbers above happen because the conversations happen.

## How We Measured This

For every home AREG sold in 2025, we found similar homes that sold around the same time and compared them on three things that matter to a seller:

- **Days on Market** — how long the home sat from listing day to going under contract. A pure measure of how fast the home moved.
- **Sale-to-Original-List %** — what percent of the original asking price the home actually sold for. Measures pricing strategy and negotiation outcome.
- **Price per Square Foot** — sale price divided by living square footage. Normalizes for home size when comparing values across similar properties.

**Comparable selection criteria:** closest comparables by neighborhood, same bedroom count, same bathroom count, similar square footage and acreage, sold within 60 days before or after the AREG sale.

**About the dataset:** 19 AREG-closed homes from 2025 with a full set of qualifying market comparables (typically 2–11 comparable homes per AREG sale). One unique luxury property was excluded because no meaningful comparable homes existed in its price band. One additional sale had no qualifying comparables within the 60-day window.
